Causes Insured

• Fire, explosion, lightning and earthquake

• Storm or Flood

• Riot, civil commotion, strikes, labour and political disturbances

• Subsidence, ground heave or landslip

• Escape of water from or frost damage to a fixed water, drainage or heating installation, washing machine, dishwasher, water bed, refrigerator or deep freeze cabinet

• Theft or attempted theft

• Aircraft or articles dropped from them

• Impact damage from any road or rail vehicles

• Damage by leakage of oil from fixed oil-fired heating installations

• Falling trees or branches

• Cost of debris removal and building fees (up to 10% of sum insured)

• Accidental Damage to underground services

• Accidental breakage of fixed glass, sanitary-ware and bathroom fittings

• Risks that have had subsidence, heave, landslip or liability claims

• Risks where the proposer has had insurance declined or terms imposed

• Listed buildings

• Any property that is multi-tenure

• Any property with shared kitchen/ bathroom facilities

• Any property where references for tenants are not taken

• Any property let to tenants on shorter than 6 month agreements

• Any property where fire detection/ prevention facilities are not provided

• Any property where all external doors are not fitted with deadlocks conforming to BS3621

• Any property where there has been a theft claim over £500, any claim over £1000 or 2+ claims each over £100
