Notes about the CX contract

• £1,000 subsidence Excess
• £100  (£250 for properties built before 1800) (£500 asylum seekers) All other claims other than

• Excluding electrical 'brown goods'
• Flat roof warranty

  If the flat roof is more than 10 years old then all claims resulting from the flat roof will be excluded.

   

• Maintenance and Safety
  • A CORGI registered contractor must inspect and service all gas appliances at least every 12 months. Also any necessary repairs and maintenance must be carried out bu a member of CORGI
  • All plugs must have a safety sheath, be fitted with the correct fuse and appropriately fitted and fixed to the appliance. The check must be undertaken by a qualified electrician and in accordance with the Landlords Electrical Sockets Act (1994) when the property is let out for the first time and then at least once every 5 years
  • If furnished all upholstered furniture must meet the Fire and Furniture Regulations Act. Any furniture added to the property after 1st march 1993 must keep to the relevant fire resistance requirements
• If the property is unoccupied then cover is restricted to
  • Fire, Lightning
  • Aircraft
  • Explosion
  • Storm
  • Flood
  • Subsidence, Landslip and Heave
  • Property owner's liability
  • Unoccupied warranty applies

• Residential Emergency Assistance - £80.00 + IPT

  • Up to £500.00 for emergency repairs including VAT and call out

  • No limit to number of claims

  • Failure of Plumbing, Drainage, Electricity Supply

  • Failure of Primary Heating System

  • Lost keys - damage to locks, doors or windows rendering home insecure

  • Not available if part of the property is unoccupied

• Landlords Legal Protection - £60.00 + IPT

  • Not available for Asylum Seekers as tenants

  • Up to £25,000 with a £100 excess and VAT responsibility

  • Cover for Breach of tenancy agreement & cover for pursuit of rent arrears

  • Cover to evict tenants or anyone in the property

  • Landlord legal defence cover against civil and criminal proceedings

  • Cover for enquiries in respect of TAX, VAT, PAYE and NIC investigatoins
