Rent Guarantee and legal expenses :

If the tenant fails to pay the rent then
payment is made until vacant possession is obtained (up to 12 months and
excluding the first month). Also 50% of up to 3 months rent is covered
after vacant possession has been obtained in these circumstances whilst
a new tenant is obtained

NB : The tenant must have been satisfactorily
referenced - either by the insurer or by a referencing service approved by the
insurer. Also the tenant must be on a written AST of at least 3 months - or
equivalent in Scotland
