Optional Landlords Insurance Policies

  • Legal Expenses only:  (Ask for Legal Expenses  option 1 on the quote form)

    • Includes action to collect rents, force tenants to vacate premises and eviction of unauthorised occupiers. Cover : £50,000: Annual premium : £119.70 - including IPT

    • NIL Excess

    • Covers ANY breach of the tenancy agreement - much wider than other policies

    • Assistance from Solicitors and insurers in-house legal department

    • Up to £50,000 cover for : Property Disputes

      • Letting of residential property covered by the 1988 Housing Acts

      • Actual or alleged wrongful acts by the tenant

      • Infringement of legal rights 

      • sale or purchase of the property

    • Rent recovery in excess of £400

    • Attendance expenses e.g. taking time of work to attend court or tribunal during the claim

    • Policy EXCLUDES: a £100 + VAT excess and first three months of policy period - unless renewal or a new tenant.

    • Policy excludes claims arising from marital breakdown.

    • Premium only £57.75 including IPT

  • Rent Guarantee and legal expenses :

    • If the tenant fails to pay the rent then payment is made until vacant possession is obtained (up to 12 months and excluding the first month). Also 50% of up to 3 months rent is covered after vacant possession has been obtained in these circumstances whilst a new tenant is obtained

    • Premium : 4% of the rent.

    • This policy Includes the legal expenses - Option 1 cover

NB : The tenant must have been satisfactorily referenced - either by the insurer or by a referencing service approved by the insurer. Also the tenant must be on a written AST of at least 3 months - or equivalent in Scotland

    • Covers call out charge, labour, parts and materials to £500 (inc VAT) per incident for incidents affecting

      • Roofing, downpiping and guttering

    • Price : £126.00 per annum (including IPT)

     

  • Income protection Insurance

    • We can arrange income protection insurance on the tenant with the benefit being paid to you as landlord

    • Protects tenant against being unable to pay rent due to accident, sickness or redundancy

    • Protects your rental income and problems that may arise following failure of tenant to pay rent.

    • Cover limited to rental payments. 

    • Quotations available for most tenants who are in full time employment for the last 12 months.
