Assumptions

To save you time we have made some assumptions when we provide a quote. You may alter most of these assumptions by amending the answers below the <Obtain default quotation button>

  • The property is built of brick, roofed with slate/ tiles
  • There is no flat roof
  • The property is NOT in a flood/ subsidence area (subsidence cover is provided automatically)
  • The property is NOT Listed
  • The property HAS 5-lever locks and window locks
  • The property DOES NOT have an alarm system
  • There have been NO claims in the last THREE years
  • You do NOT want accidental damage cover
  • You do NOT want legal expenses cover - available for £52.50
  • You do NOT want rent guarantee cover - available based on monthly rent (approx 1.9%)
  • You would only take an excess if you make a substantial saving (25% of the excess)

The last point may need explanation. If you take a voluntary excess you normally get a discount off your premium e.g. 10%. We feel that landlords would not want a high excess if the saving did not amount to much. Thus we allow you to select the actual amount that you would like to have before a quote appears.

Thus at the default rate (25%) the system would only quote with a £100 voluntary excess if it works out that you would save at least £25.00 - similarly a quote with a £400 voluntary excess will only appear if the saving was at least £100.00.

If you increase the rate e.g. to 50% it means that you only want to take an excess if a larger saving is made. If you reduce it e.g. to 10% it means that you don't mind a higher excess if it saves you money.
