Please note that, as a landlord contents insurance is not normally available in isolation. Contents insurance cover is only available in conjunction with buildings cover. The exception: if cover is required for a flat and the flat is insured separately i.e. part of a block of flats policy. In many cases cover is NOT on a new for old basis, but rather on indemnity - this is because tenants may not exhibit the same level of care as owners.

Types of tenant

As a landlord you are no doubt aware that the insurance premium depends on the type of tenant that lives in your building.

  • For a landlord the cheapest contents insurance is a professional let -  to qualify,  the tenant pays the rent on the building direct to you as landlord.
  • Subsidised Let -  the rental agreement is with the tenant in your building but part of the rent is paid by another person such as the DSS. This is not the same as
  • DSS Let: A more expensive  type - the rental agreement is between yourself as landlord and the DSS - who have the right to change the actual tenant as and when they please.
  • Student Let: When the house or home is let to several students. The rate is higher as the tenants are young, know they will only live in the house for a very few years and probably don't have the same respect for the building as you do.
  • Bed-sits: Cover on bedsits is quite expensive. The property let on short-term contracts - frequently to multiple tenants and maybe including cooking in rooms rather than shared facilities. This increased fire risk is reflected in the insurance premium quoted
  • asylum seekers: This  is a variation of a DSS let as the agreement cannot be between the landlord and the asylum seeker. These are amongst the most expensive policies
  • Holiday Homes: We can quote whether the house is for just your own (and friends/ family) or is let out on a commercial basis. We can offer quotations for holiday houses both in the UK and abroad (France, Spain, Eire, Cyprus and Portugal) on our quote engine.

Once you have obtained your quotation you should realise that, as a landlord, you are not on cover. The quotation module will provide information about additional products you may find of use - legal expenses, rent guarantee and home emergency cover (for the tenant so they don't disturb you if things go wrong) - as well as a list of companies sorted by premium.

 When we receive the landlord application form we will check that the premium is correct and, more important, whether the policy you selected is one we can recommend for your personal circumstances. (Usually it will be but on occasion an unsuitable policy may quote as the results are sorted on price). At this stage there is no commitment nor is there any cover provided.

Once we review your circumstances we will send you full details about the policy (proposal, policy document, key facts or policy summary as well as a copy of the information we have received and our personal recommendation).
