About the insurance excess.

You should always consider if an excess is suitable before you buy mortgage insurance. The finance mortgage insurance calculator above will show you the savings on your cheap quote. This excess is the length of time before the insurance policy commences cover - the insurance policy won't pay out for a further 30 days - so NIL excess means the insurance policy pays out from day 31, a 60 day excess means on day 91.

Why is this important? In finance, mortgage lenders may start repossession after only 90 days non payment. So with a 60 day excess your first insurance payment will come at the start of repossession. You should also note that any 'lieu' period  you are paid does not qualify for cover so you should ensure you will have sufficient funds to cover the gap.

Should I plan just insurance for my mortgage repayments?
